In North Carolina, the NC Real Estate Commission actually has distinct definitions for both, and constrains the type of value / service we are allowed to provide by which status you choose!

As a Client:

When you decide to become a client, you enter into a formal agency relationship with us. Basic Outline of the Barbour & Company Process:

Customer Engagement & Client Reception

This is the initial phase where potential clients are engaged, and initial inquiries are received. It involves educating customers about agency relationships, listening to their needs, and setting up a formal consultation to fully address how they need help.

Initial Consulting

After engaging with customers, this phase involves in-depth consulting to fully understand their real estate needs, preferences, and goals. It sets the stage for personalized service, sets formal expectations, and prompts the signing of official agency agreements if a customer is ready to progress in their process with us!

Buyer/Seller Client Pathway/Gestation

This phase branches into two separate pathways:

  • 3a) Seller Client Process: This pathway is for clients looking to sell their properties. It includes activities like property evaluation, marketing planning, and listing.
  • 3b) Buyer Client Process: This pathway is for clients looking to purchase properties. It involves property search, viewing, and purchase negotiations.

Offer Writing or Review

This phase involves preparing and reviewing offers for purchase or sale. It's a critical step in real estate transactions.

Active Transaction

Once offers are accepted, this phase involves actively managing the transaction process, including inspections, appraisals, and negotiations. It’s intense for a buyer or seller for sure, and “a lot of chefs are in the kitchen at the same time!” (Agents, Inspectors, Clientele, Lenders, etc.) But we aim for proactive leadership and effort in order to avoid a reactionary posture.

Closing/Settlement

The culmination of the process where the property sale is finalized, and all legal and financial aspects are resolved. We review closing statement financials with you in advance of closing and go over all the key details you need to know in light of closing day!
